You saw the 6 phrases that quietly kill your sale. Here is what to say instead. The whole idea: you do not ask for the sale. You assume it, and hand the owner the next tiny step.
Why assumptive closing works
Asking "so, do you want it?" puts a wall in front of the owner. It invites a "let me think about it." When you assume the deal is happening, you skip the wall and move straight to logistics. Small yeses are easy. Big yeses are scary.
The 6 swaps: stop saying / start saying
- Stop: "So, do you want it?" → Say: "Want me to send over the agreement?"
- Stop: "Let me know when you decide." → Say: "I can start Monday. Does that work for you?"
- Stop: "No rush, take your time." → Say: "I've got one build slot left this week."
- Stop: "What do you think?" → Say: "Where should the calls go, your cell or the front desk?"
- Stop: "Should we do it?" → Say: "I'll send the deposit link to this same email."
- Stop: "Any other questions?" → Say: "The only thing left is picking your start date."
The full close, start to finish
Use this after they have felt the pain and seen the demo. Say it calm and plain. "Okay, so here is what happens next. I'll build your after-hours agent this week, one slot left, so let's lock it. Quick question: where should the calls route, your cell or the front desk? Perfect. I'll send the agreement and the deposit link to this same email in the next ten minutes. Once that's in, we go live. What start date works, Monday or Wednesday?"
You never asked "do you want to buy." You asked where the calls go and which day to start. Those are the questions of someone who already owns it.
The two rules
- One next step at a time. Route, then agreement, then start date. Do not dump all three at once.
- Then stop talking. After you ask, go silent. The first one to talk after the close usually loses.
If they push back
"I need to think about it" almost always means one worry is still sitting there. Ask: "Totally fair. What is the one thing you'd want to be sure about before we start?" Handle that one thing, then go back to the start date.
Closing is not being pushy. It is being clear about the next small step so a busy owner does not have to figure it out. That is boring, and boring is what closes.
